    Assignor covenants with Assignee that there is now owing on such mortgage the principal sum of $[list amount of money currently owed on moretgage] with interest at [e.g. prime rate plus 2.00, or 12.00, etc] percent per annum, and that Assignor has good right to assign the same to Assignee.
